This Stunning Italian Village is for sale with Engel & Volkers.

Campovecchio is a historic village nestled on a rocky spur in the Casentino hills, offering panoramic views of the valleys and forests surrounding it. With a history dating back to the Byzantine era, the village comprises six stone-and-brick farmhouses, most of which require full restoration, though part of the main farmhouse remains habitable. A notable feature of Campovecchio is its ancient watchtower, now a ruin, which speaks to its long-standing significance. The village’s Romanesque-style church, dedicated to Sant'Apollinare and built in 1100, remains intact with its original bell tower, bronze bell, and a single-lancet window that lights up the church’s interior at sunrise in May. This unique architectural ensemble, alongside the rustic charm and historic essence, makes Campovecchio a precious relic worth reviving.

The layout of Campovecchio, extending east to west, provides natural shelter from winter's north winds, making it an ideal settlement for the region. Once home to around 60 residents, the village has ample water reserves from a spring located at 750 meters above sea level, in addition to two streams that flow on either side of the hill, which could support agricultural activities or other developments. The village spans approximately 2,200 square meters across all buildings, with a vast 112 hectares of surrounding land, giving Campovecchio territorial independence. Its expansive land, enduring structures, and secluded atmosphere present a rare restoration opportunity to restore the village to its former prominence.
